Help understanding property listing system.
Help understanding property listing system.
Having a bit of difficulty grasping the Italian real estate for sale listing system, protocols, etc. Do all agencies have access to other agencies listings for showing and selling as in an “open listing” concept?
Does a seller have to list separately with several agencies for maximum exposure?
Does Italy’s real estate industry operate under a “procuring cause” principal when allocating commissions?
Have Googled this a number of different ways with little, if any, success.
Any answers to questions I should have asked?

Italian agencies do not follow the American model. You give your property to an agency and they list it - they may collaborate with some other agencies, but most don't.
Many agenies still want an exclusive contract, ask for a non exclusive and you can list it with other agencies. Dont go for too many - the announcements will be duplicated on the portals. 2 or max 3 with different client bases is the best. Make sure the price is the same everywhere. Too many agencies and people will think you're desperate and make embarrassinlgy low offers.

Help understanding property listing system.
Thank you very much for your response, it clears up a lot for me. We are by no means desperate to sell as evidenced by the low price. We have profited immensely from the life-style we have enjoyed here during these eleven half years so the financial aspect is not critical. In fact, should we not find a buyer in a reasonable time frame, we might very well donate the property to our local emergency services to house some of their employees/volunteers or some other public service organization if such donations are suitable. So, thanks again for your input.
